Frequently asked questions
The questions serious clients ask first.
Including the ones about what I have not done yet. You are hiring someone to touch your MLS feed and your lead pipeline — you are entitled to straight answers.
01 Do you have experience with U.S. IDX and MLS regulations?
I understand the core requirements: MLS display rules, brokerage attribution, required disclaimers, vendor approvals, listing-update requirements, and the difference between IDX and VOW systems. I am still expanding my direct hands-on experience with U.S. implementations, so I approach each project by working with your MLS, brokerage and approved IDX provider, following official documentation carefully and verifying the build against the provider's requirements.
02 Can you work with different IDX providers?
Yes — IDX Broker, iHomefinder, Showcase IDX and other MLS-approved solutions. Because every MLS and brokerage differs, I identify your MLS, brokerage policies, current platform and approved vendors before recommending an integration approach.
03 Can you integrate my existing CRM?
Yes, and I would rather work with the CRM you already use than force a new stack on you. I can connect website inquiries to lead records, agent assignments, email and SMS notifications, automated follow-up, appointment scheduling, drip campaigns and pipelines across platforms like Follow Up Boss, HubSpot, ActiveCampaign, Lofty, kvCORE-compatible workflows and Zapier-supported systems. If it is a CRM I have not configured before, I learn it from the official documentation and its support resources.
04 Can you work with my existing technology stack?
Yes. I prefer to build around tools that already make sense for your business. I will review your website, IDX, CRM, email, SMS, lead routing, advertising and analytics, then reduce duplication and connect what exists rather than rebuilding for the sake of it.
05 How do you work with U.S. clients remotely?
My whole workflow is built for remote collaboration — email, video meetings, shared documents, messaging and project-management tools, with documented milestones so nothing depends on guesswork. The process runs through discovery, planning, design and development, integration, testing, your review, launch and post-launch support.
06 What is the typical project timeline?
A straightforward agent or property website usually takes about 2–4 weeks. A brokerage site with IDX, CRM integration, automation and extensive community pages typically runs 4–8 weeks or longer. Timelines also depend on third parties: MLS approval, IDX vendor activation, brokerage authorization, domain access, CRM credentials, content availability and revision rounds. Scope and milestones are agreed before work starts.
07 Can you redesign my existing site instead of starting over?
Yes. I will assess whether it is better to improve the current design, reorganize the architecture, add landing pages, improve mobile performance, strengthen calls-to-action, connect a CRM, add lead generation, improve SEO, integrate IDX, rebuild sections, or do a full redesign. Where possible I preserve what is working and fix what is limiting performance.
08 How do you approach ADA accessibility?
I design with accessibility practices in mind: proper heading structure, alternative text for meaningful images, keyboard-friendly navigation, accessible forms and labels, readable typography, sufficient contrast, clear navigation, responsive layouts and semantic HTML, using WCAG principles as the technical reference. Accessibility also carries legal considerations, and no developer should promise immunity from claims. Organizations needing formal assurance should commission an audit by qualified accessibility or legal professionals.
09 How do you address Fair Housing requirements?
U.S. real estate marketing must avoid language, targeting, imagery or content that could improperly discriminate against protected groups. I aim to follow Fair Housing-conscious practices, including appropriate Equal Housing branding where required and avoiding discriminatory wording in property, neighborhood and audience descriptions. Final compliance obligations remain with the licensed U.S. professional and brokerage, so I encourage brokerage or compliance review of regulated marketing content.
10 Do you guarantee my website will be legally compliant?
No, and you should be sceptical of anyone who does. I build to recognized best practices and follow the requirements supplied by your brokerage, MLS, IDX provider and other platforms — but I am not a U.S. attorney or compliance officer. Final review for ADA, Fair Housing, privacy regulation, MLS rules and advertising law should come from your brokerage, legal adviser or compliance professional. My role is technical alignment and prompt implementation of required changes.
11 How do you protect client and lead information?
Through sensible security and data-handling practices: SSL certificates, secure hosting, strong administrative access controls, regular updates, backups, trusted plugins and integrations, spam protection, secure forms and limited credential access. For sites collecting personal information I can also implement privacy-policy links, consent notices and appropriate form disclosures.
12 Can you build for specific U.S. cities and local markets?
Yes, and hyper-local positioning is where I think most real estate sites leave the largest opportunity on the table. A site can be structured around cities, neighborhoods, subdivisions, ZIP codes, school districts, gated and luxury communities, waterfront and golf markets, new construction, condo developments and relocation markets — each combining local information, SEO content, IDX results and lead capture.
13 Can you help with lead generation after launch?
Yes. The website is the foundation for SEO, landing pages, IDX, CRM, email, SMS, advertising, analytics and AI working together. I can build or improve the infrastructure behind buyer and seller lead generation, valuation campaigns, property and community marketing, Google and Meta campaigns, lead magnets, email nurturing, retargeting and conversion tracking.
14 What if you hit a platform you have not used before?
I tell you. Then I research the platform's official documentation, APIs, integration options, vendor requirements and support resources, and use AI-assisted development to accelerate learning and troubleshooting. If an integration needs specialized vendor access, I coordinate with that provider instead of trying to work around the requirement. Research carefully, follow official documentation, test thoroughly, solve it responsibly.
15 Why work with you specifically?
Because I approach real estate websites from both sides of the business. I understand development and digital technology, and as a licensed broker I understand lead generation, property marketing, buyer inquiries, follow-up, negotiation and conversion. The objective is not something visually attractive — it is a system connecting your brand, your listings, your leads, your CRM, your follow-up and your sales.
